  • What are indentures?
Subdivision trust indentures are written agreements that restrict or limit property used or activities in a subdivision. Indentures also detail the rules and procedures under which the subdivision will operate. These regulations and restrictions appear in the deed records and are private contracts between a property buyer and a property seller. To access the indentures for Queen Anne Village Subdivision - link. This copy of the Indentures is posted on this website as a convenience to users, only. Although we have no reason to believe that the posted copy of the Indentures is inaccurate, incomplete, or not current, we have not conducted a title search to ascertain the completeness, correctness, or currency of the instruments posted. We therefore disclaim any representation as to accuracy. If users require accurate current copies of the Indentures, please consult a title company or an attorney.
  • What are the assessment fees?
For fiscal year 2025 (6/1/24-5/31/25) subdivision lot owner fees are $180.00 total. Additional fee information can be obtained by contacting the subdivision Treasurer, Daniel Prentice, at his QAV HOA email address: treasurer@queenannevillagestl.com
  • Can I put up a fence?
There is an approval process all residents must go through in order to erect a fence. As outlined in our indentures (page 8): "No fences or hedges shall be erected or placed on any lot nearer to any street than the minimum building set back lines shown on the recorded plat, and no fence or hedge whatsoever shall be erected without the prior written approval of the Subdivision Trustees in accordance with the plans and specifications furnished to such Trustees. The written plans for such fence and hedge shall be approved in writing by the abutting property owner(s)." Once you have the plans and the written approval of your neighbors completed, forward this information to the Board at our P O box address. Additional information: please notify the Treasurer via email if you mail in the plans and neighbor approvals to our PO box as this is not checked regularly. Additional information: please avoid high (6' or higher) fencing which blocks views, solid fencing which also blocks views, and wood fencing (which deteriorates quickly) -- for examples of fencing generally approved by the Board, note the fencing at 11140 Crickett Hill Drive and 11223 Queensway Drive. Additional information: do NOT begin construction without receiving written/signed approval from all neighbors and written approval from the Board.
